Primescape Solutions is an owner operated commercial pavement maintenance company based in Elkin, North Carolina. I built this business from the ground up after years of working in this region, including time at the W. Kerr Scott Dam and Reservoir. That experience helps me understand the pavement challenges and time constraints that commercial property owners face around here.
We handle sealcoating, line striping, crack filling, asphalt patching, curb stop installation, and long term pavement maintenance planning for clients all across Watauga, Wilkes, Surry, Yadkin, Forsyth, and Caldwell Counties. That includes HOAs, county facilities, churches, country clubs, hotels, and school systems.
What matters most to me is simple. We show up when we say we will, use quality commercial grade materials, and get the job done right the first time, on schedule and at a high level.

On Every Job.
Not all sealcoat is the same. The difference between a seal job that holds up for two seasons and one that protects pavement for five or six comes down primarily to two things: the product used and how it’s applied. Primescape uses Black Diamond commercial-grade sealcoat on every project — not a diluted consumer-grade formula, and not a budget-line product substituted to protect contractor margin.
Black Diamond is a professional-specification asphalt emulsion sealer formulated for commercial applications. It carries a higher solids content than products sold at hardware stores or used by price-driven crews. Higher solids content means more material is deposited on the pavement surface after the water carrier evaporates — which translates directly to a thicker, more durable barrier against the four forces that degrade asphalt fastest: UV oxidation, water infiltration, freeze-thaw cycling, and automotive fluid penetration.
What “Commercial-Grade” Actually Means
Higher solids content. More material bonded to the pavement surface after cure. Consumer-grade sealers are routinely diluted to lower price points. Black Diamond is not.
Designed for commercial spray equipment. The product is formulated for professional applicators using calibrated commercial rigs — not squeegee application that leaves uneven film thickness and thin spots at high-traffic areas.
UV and oxidation resistance. Asphalt begins to oxidize the day it’s paved. UV breaks down the binder, causing brittleness and surface cracking. Black Diamond’s formulation slows that process on surfaces that see consistent vehicle traffic and direct sun exposure.
Penetration and bonding. Commercial sealcoat doesn’t just sit on top of the pavement — it penetrates the upper layer of the asphalt matrix and bonds to it. That adhesion extends the life of the coating under repeated load cycles and reduces peeling at high-traffic entry and exit points.
Application Method Is Half the Equation.
The sealcoat product only performs as well as the application process allows. Primescape applies sealcoat in two coats — not one — using commercial spray equipment calibrated for consistent, even coverage across the full lot. The process begins with surface cleaning and edge preparation. Any open cracks are filled before any sealer is applied. That sequence matters: sealing over an active crack doesn’t repair it. It conceals it while water continues to enter below the surface. Crack filling first, then sealing, addresses the underlying failure mode and maximizes the protection the top coat provides.
Adequate cure time is built into every project schedule before the lot is returned to traffic. Sealcoat that gets driven on too early loses adhesion at contact points, marks under tires, and fails well ahead of its rated life. This isn’t an upsell or a premium option — this is the correct procedure. It’s how the work is supposed to be done, and it’s done this way on every job regardless of the project size or the client budget.
A cut-rate job done with diluted material and a single coat looks fine on day one. It won’t look that way after one winter in Northwestern NC.
